Questions people ask first
What does yard drainage work cost in Tallahassee?
A single buried downspout extension and a full French drain system with catch basins are not the same order of money, and the honest range between them is too wide to be useful as a number on a web page. The variables that actually move it are length of run, how deep the trench has to go, whether anything has to be crossed, and where the water is allowed to discharge. You get a figure after someone has walked the yard and before anyone digs.
Do I need a French drain, or just better grading?
Grading is the answer when water pools because the ground sends it the wrong way. A French drain is the answer when water has nowhere to go even on correctly sloped ground, which in this area usually means the clay layer underneath is holding it. The two look identical from a porch and are fixed completely differently, so the test hole and the level settle it rather than a guess.
Why does my yard hold water when my neighbour's does not?
Lot grading, how much clay sits under your topsoil, and where four downspouts happen to discharge all change across a property line. Does drainage work need a permit?
Often not, when everything stays on your own land and daylights on your own property. It usually does when the work ties into a roadside ditch, a stormwater pipe or anything in the county right of way, which falls under Leon County or the City of Tallahassee depending on where the property sits. Either way it is established during planning, not discovered afterwards.
How soon can someone look at it?
Call and ask what the current schedule looks like. Water actively running at a foundation, or a driveway or slope that is washing out with each storm, is worth saying out loud when you call, because it changes how the visit gets slotted in.
